Özet
Otel yatırım projelerinin geliştirilmesi, çok boyutlu, karmaşık ve birbirine bağlı birçok sürecin yürütülmesini içermektedir. Geliştirme sürecinde karşılaşılan sorunlar, tesislerin işletmeye alınmasının ardından geriye dönülemez ve mali yükü yüksek sonuçlar doğurabilmektedir. Bu sebeple, geliştirime sürecini önemli derecede etkileyen sorunların tanımlanması, bu sorunlara yönelik çözümlerin üretilmesine olanak sağlayabilir. Bu çalışmada otel yatırım projelerinin geliştirilmesinde karşılan sorunların değerlendirilmesi amaçlanmaktadır. Çalışmanın amacı doğrultusunda, otel yatırım projelerinin ekonomik, teknik ve finansal yönden geliştirilme aşamalarıyla ilgili literatür taraması yapıldıktan sonra, amaçlı örnekleme yöntemi ile otel geliştirme ve otel yönetimi konusunda otorite sahibi, kariyerlerinde en az bir defa otel yatırım projesi geliştirme sürecinde yer almış beş kişiye ulaşılmış ve yüz yüze derinlemesine görüşme yapılmıştır. Her bir görüşme yaklaşık bir buçuk saat sürmüş ve görüşmelerde yapılandırılmamış görüşme yöntemine başvurulmuştur. Elde edilen verilerin analizi neticesinde, çalışmanın sonuç bölümünde otel yatırım projelerinin geliştirilmesinde karşılaşılan yirmi beş temel sorun belirlenmiş ve bu sorunlar ekonomik, teknik ve finansal yönden değerlendirilmiştir. En çok soruna projenin ekonomik yönden geliştirmesi aşamasında karşılaşıldığı tespit edilmiştir. Pazarın faktörlerinin doğru ya da yeterince tanınamaması, teknik yönden geliştirme kararlarını ve dolayısıyla projenin finansal uygunluğunu olumsuz yönde etkilediği sonucunda varılmıştır.
Hotel development process is driven by multi dimensional, complicated and end to end procedures. The problems that are faced in the development process, generally causes irreversable negative outcomes and significant financial loss. Identifying and evaluating these problems may help to generate solutions for them. The purpose of this study is to find out and evaluate the main problems that are faced in hotel development process. Following the literature review, containing economical, technical and financial aspects of the hotel project development, five hospitality professionals who have had hotel development experience at least once in their career time were being chosen according to purposeful sampling technique and interviewed in depth. Each interview lasted around ninety minutes and unstructured interview method is being applied during the meetings. In the result section, twenty five main problems are identified and evaluated under their subject category. It is concluded that the problems are mainly accumulated in economical development phase and ineffective or insufficient identification of the market dynamics effects the decisions made in technical and financial phases negatively.
